What a DPR Is — and Why Banks Ask for One

A detailed project report is the written case for your farm: what you will build, how it will run, what it will cost and how the loan will be repaid. Banks ask for it because they are lending against a plan, not a field — and scheme agencies ask for it because support is approved against a specific project that can be inspected.

For mushroom projects this is not guesswork about what appraisers want: the National Horticulture Board publishes its own model DPR template for mushroom production, and it shows exactly the structure an appraiser expects — from land records and unit layout to market plans and loan repayment.

What a Good Mushroom-Farm DPR Contains

Follow the official template where one exists. Whatever the format, a mushroom-farm DPR that gets taken seriously covers five things well.

Site and unit plan

Where the farm is, proof you own or lease the land, and a layout of the growing rooms and supporting infrastructure — power, water, access.

Cultivation cycle plan

Which mushroom you will grow, how each crop cycle runs from spawning to harvest, and how the cycles fit your climate or your climate control.

Inputs and sourcing

Where your spawn, compost or substrate and other materials will come from, and why those sources are dependable.

Market linkage

Who will buy the mushrooms — mandis, traders, shops, institutions — and how your harvest reaches them fresh.

Financials

The project cost, how it is financed (your contribution and the loan), projected income and expenses, the repayment schedule and a break-even estimate. Every number must be one you can defend across the table in the bank meeting.

Mistakes That Get DPRs Rejected

A copied template with another farm’s details still inside. Appraisers see the same recycled reports again and again — a report that does not match your actual site is the fastest route to rejection.
Financial projections the farmer cannot explain. If the report claims a yield or a price, you will be asked where it came from — "the consultant wrote it" is not an answer.
Missing land papers. Ownership or lease records are checked early, and an unclear land title stalls everything else.
A unit plan that ignores the climate. Proposing a mushroom that cannot be grown at your site in the rooms you describe tells the appraiser the plan was never thought through.
